Ever wonder if you should be buying a home versus renting? There are several advantages to owning, one being investing into yourself rather than in some else. Albuquerque, Rio Rancho, Los Lunas and the surrounding areas, have some of the lowest housing costs in the Nation. Our homes are still appreciating despite what may be happing in other states.

Plenty of Home Selections

Selection, selection, selection. Regardless of the price range, Albuquerque home buyers have plenty of houses from which to choose. Just a few years ago, a buyer was forced to make compromises if they were going to locate the home of their dreams. There are lots of options in this market.

For the buyer: There is an increase in available homes in the Albuquerque Real Estate market. As a buyer, you now have more to choose from and this leads to more negotiation power when it comes time to making an offer. These days, it is common to ask for more. Some of these things could include repairs, financial assistance, and even upgrades.

For the seller: With more competition, your home will need to stick out amongst the rest. For starters, make sure your home is spotless. Keep it clean and smelling great, arrange the furniture to show off space (feng shui), curb appeal is a must, and most importantly... price it correctly. Albuquerque Real estate market is actually really great and your home is not depreciating. We are still appreciating in value just not at the high rate as in 2005. Also, don't go out and make high cost repairs to your home unless they are definitely needed. A hole in the wall is a must fix, but a tear or stain in the carpet might cost you a lot of money and the new home owners may just put in a different type of flooring. Instead, offer a repair allowance; this may cost you less and might appeal to someone who now has a choice in flooring they install!
